MOBILE HOMES

Permits are required for the sitting of a mobile home or the replacement of an existing mobile home. The mobile home permit covers the mobile home setup (blocking, anchoring), electrical, and plumbing.

AIR CONDITIONER:

The mechanical (air conditioning) permit is a separate permit.

SEPTIC TANK:

The septic tank permit is not included in the mobile home setup permit.  This permit must be obtained from the Health Department.  The Building Department will not issue a mobile home permit until an application number has been obtained from the Health Department.

WELL PERMIT:

The well permit is not included in the mobile home setup permit.  The well installer obtains this permit from the Suwannee River Water Management District.

OWNER CONTRACTOR:

A property owner may act as contractor for the wiring, and plumbing of their home.

Setup:

A licensed setup contractor must set up Mobile homes.

SINGLE-FAMILY RESIDENCE

 

Building permits are required for all residential construction.

ADDITIONAL PERMITS:

The Building permit covers only the actual construction of a home.  Additional permits are required for electrical, plumbing, mechanical (AC / heat), septic tank, and well.

SEPTIC TANK:

The septic tank permit is not included in the Building Permit.  This permit must be obtained form the Health Department.  The Building Department will not issue a Building permit until an application number has been obtained from the Health Department.

WELL PERMIT:

The well permit is not included in the Building Permit.  The well installer obtains this permit from the Swannee Rive Water Management District.

PLANS:

A set of house plans must be submitted to the Building Department before a permit will be issued.  The plan review by the Building Department may take up to one week to complete.  The plans must show by notes or detail, all of the structural elements of the home, including truss type, rafter spans and sizes, ceiling and floor joist spans and sizes, sheathing type and nail spacing, footing or pier details, and girder size and span.  A homeowner can draw his or her own house plans.

OWNER CONTRACTOR:

The property owner can act as contractor for residential structures for their own use.  The owner contractor must provide direct, on-site supervision as well as workers compensation and liability insurance for any employees.  It is a violation of State Statute to sell a structure built by an owner contractor within one year of its completion.

FEES:

12 cents per square foot heated space. 

9 cents per square foot unheated space (porch, carport).

$40.00 per trade (electrical, plumbing, mechanical).

ADDITIONS

Building permits are require for room additions in excess of 100 square feet in size, roofed porch additions in excess of 150 square feet in size, and deck additions in excess of 250 square feet in size.

ADDITIONAL PERMITS:

The Building Permit only covers the actual construction of the addition.  Additional permits may be required for electrical, plumbing, and mechanical work.

ELECTRICAL:

Additions that are wired off of existing circuits, or require not more than 2-110 volt circuits do not require an additional permit.

MECHANICAL:

Extensions of existing ductwork do not require an additional permit.

PLUMBING:

Relocation of not more than 1 plumbing fixture does not require an additional permit.

SEPTIC TANK:

Room additions that exceed 300 square feet in size and include bedrooms require septic tank approval by the Health Department before a Building Permit will be issued.

REMODEL

 

A remodeling permit is required for any renovations that include structural changes (wall removal, relocation), or trade-work (electrical, plumbing, mechanical).

PLANS:

A set of construction plans is needed when structural changes are part of the project.

FEES:

The fees for a remodeling permit are calculated at 10 cent per square foot with a minimum fee of $50.00. There is no additional fee for electrical, plumbing, and mechanical work.

COMMERCIAL STRUCTURES

A Building Permit is required for all commercial building.

DEVELOPMENT ORDER:

The Planning Board must approve a Development Order before a Building Permit will be issued.  Applications for a Development Order are available at the Building and Planning Department.

The Building permit covers only the actual construction.  Additional permits are required for electrical, plumbing, mechanical (AC / heat), septic tank, and well.

1.       Assembly, Education, and Institutional structures.

2.     Buildings three or more stories high.

3.     Buildings 5,000 sq. ft or more in area.

A property owner can act as contractor for commercial structures up to 25,000 in value. A licensed contractor must obtain permits for structures in excess of 25,000.  Owner contractors must provide direct, on-site supervision, as well as workers compensation and liability insurance for any employees.  It is a violation of State Statutes to sell a structure built by an owner contractor within on year of its completion.

FEES:

12 cents per square foot heated space. 

9 cents per square foot unheated space (porch, carport).

$40.00 per trade (electrical, plumbing, mechanical).

BOATHOUSE / DOCK

A Building Permit and plan review is required for all boathouses or docks constructed on man-made canals (Keaton, Dekle, Cedar Island, etc.) in Taylor County.

ADDITIONAL PERMITS:

The construction permit only covers the actual construction of the boathouse; an additional permit is required for electrical wiring.

SIZE:

The deck of the dock, pier, boat lift or covered dock, including the platform and any walkways attached to the dock, pier, boat lift or covered dock which extend over the water, shall not exceed 400 square feet in size.  When a covered boat dock or covered boat-lift is constructed, the area under roof shall not exceed 500 square feet, and in no case shall the area defined by the deck together with the roofed area exceed 600 square feet.

LENGTH:

No boat dock, covered boat dock or pier, together with the water-craft being moored at the structure, shall project into a manmade waterway more than 20% of the width of the waterway or 30 feet, whichever is less, including pilings.

PLANS:

A site plan and Construction plan is required for all boathouses.  The site plan must show the size and projection into a manmade waterway of the boathouse.  The construction plan must show by notes or detail, all of the structural elements of the structure, including piling embedment, beam sizes, roof framing, and strapping details.

FEES:

Less than 400 square feet: $30.00 plus 1 cent per square foot.

400 square foot or more: $50.00 plus 1 cent per square foot.

Electrical: $40.00

 

STORAGE / SHED

A permit is required for storage structures in excess of 200 square feet in size.

VELOCITY ZONE:

All storage structures located in velocity (V) zones require a Building Permit.  The maximum size for an enclosed structure is 150 square feet.  The maximum size for an UN-enclosed structure (screen, lattice) is 240 square feet.

PLANS:

Construction plans are required for storage buildings that are constructed on site. The plans must show by notes or detail, all of the structural elements of the structure, including truss type, rafter spans and sizes, ceiling and floor joist spans and sizes, sheathing type and nail spacing, footing or pier details, and girder size and span. 

ADDITIONAL PERMITS:

The Building Permit covers only the construction of the building.  Additional permits may be required for the electrical, plumbing, and mechanical (air-conditioner).

OWNER CONTRACTOR:

Property owners can act as contractor for the construction and trade-work for a storage structure.

FEES:

Less than 400 square feet: $30.00 plus 1 cent per square foot.

400 square feet or more: $50.00 plus 1 cent per square foot.

$40.00 per trade (electrical, plumbing, mechanical).

RECREATIONAL VEHICLES

Recreational vehicle permits are required for the installation of a power pole to serve a recreational vehicle.

ADDITIONAL PERMITS:

The recreational vehicle permit only covers the power pole, a septic tank permit from the Health Department or a waste disposal contract from an RV park or waste collection center is required before the recreational vehicle permit will be issued by the Building Department.

FLOOD ZONE:

Recreational vehicles located in flood zones must be highway ready and be on site not more than 180 days per calendar year.

POWER POLE:

A recreational vehicle power pole cannot have a main breaker larger than 60-amp.  If you wish to use a higher amperage panel, a 60-amp back fed main breaker must be installed.  A receptacle must be installed on a RV pole before it is inspected.

FEES:

Recreational vehicle permit: $125.00

ELECTRICAL

SERVICE CHANGE:

All electrical service changes, whether for repair or upgrade, require permitting from the Building Department.

MINOR INSTALLATIONS / REPAIRS:

Repairs to electrical equipment and/or circuits, and electrical installations of not more than 2, 110-volt or 220-volt circuits do not require a permit.

HVAC SYSTEMS:

Electrical permits are required for new air conditioning and heat installations (not replacements), however, this may be included as part of the mechanical permit and covered under a single $35.00 fee.

OWNER CONTRACTOR:

A property owner can act as contractor for residential installations and commercial installations where the aggregate construction cost is less than $25,000.

ENGINEER:

An Engineered plan is required for installations with a value greater than $50,000; and an aggregate service capacity greater than 600-amperes (residential) or greater than 800 amperes (commercial or industrial).

FEE: $40.00

PLUMBING

A Plumbing permit is required for all newly installed plumbing piping and fixtures.  Replacement and/or repair of existing plumbing fixtures do not require a permit.

OWNER CONTRACTOR:

A property owner can act as contractor for the installation of plumbing on their property.

ENGINEER:

An Engineered plan is required for installations with a value greater than $50,000; and requires a plumbing system with 250 or more fixture units.

FEE: $40.00

MECHANICAL

The replacement of existing air conditioning and heating equipment does not require a permit.  Replacement of existing equipment with systems of a larger tonnage or KW rating is required to be permitted.

WINDOW UNITS: Window air conditioners are exempt from permit requirements.

MOBILE HOME:

The mechanical permit is not included in the mobile home permit.  The relocation of a used mobile home with an existing package air conditioner does not require an additional mechanical permit.

ENGINEER:

An Engineered plan is required for installations with a value greater than $50,000; and requiring a heating, ventilation, and air-conditioning system greater than 15-ton capacity, or designed to accommodate more than 100 persons.
